Special Projects

Some construction projects do not fit neatly into a standard service category. They may involve unusual site conditions, incomplete designs, specialized materials, technical remediation, complex coordination, or a project that has stalled and requires a new path forward.

WHC provides practical planning, consulting, preconstruction, and project-delivery support for technically complex, unusual, and first-of-kind construction assignments throughout Kitchener-Waterloo and Southwestern Ontario.

Custom construction planning and project delivery for unusual, complex, and technically challenging assignments.

Special projects require careful investigation before final scope, pricing, and scheduling can be established. WHC begins by understanding the existing conditions, project objectives, technical requirements, available documentation, and major risks.

Our special-project services may include:

  • Discovery and feasibility review
  • Technical and constructability assessment
  • Scope development
  • Consultant and trade coordination
  • Preliminary budgeting
  • Procurement and value engineering
  • Construction management and project delivery

Our goal is to turn an unclear or difficult construction challenge into a defined, practical, and manageable project strategy.

Special Projects Require a Custom Approach

Some construction assignments do not fit neatly into a standard service category. WHC provides paid discovery, feasibility, and project-development services for technically complex, unusual, or first-of-kind construction projects.

Because these assignments often begin with incomplete information, unusual risks, or undefined scopes, the first step is normally a structured discovery process before construction pricing or delivery commitments are made.

    • Complex renovations
    • Adaptive reuse
    • Building-envelope remediation
    • Challenging site conditions
    • Prototype and first-of-kind projects
    • Recovery and completion of stalled projects

Additional services may include consultant selection, document review, preliminary budgeting, constructability analysis, risk identification, procurement planning, scheduling, and construction-management support.

    Discovery and Feasibility Engagement

    Starting from $2,500 plus HST

    The discovery phase may include:

    • Initial project consultation
    • Review of available drawings and documents
    • Site or building-condition review
    • Identification of major technical concerns
    • Preliminary scope development
    • Initial budget considerations
    • Consultant and trade recommendations
    • Identification of approvals and next steps

The final fee depends on the project location, available information, complexity, required site attendance, consultant involvement, and the level of written reporting requested.

    Principal Consulting

    Starting from $250 per hour

Principal consulting may be used for:

    • Project-strategy meetings
    • Technical problem solving
    • Scope and proposal review
    • Owner representation
    • Consultant and contractor coordination
    • Site-condition response
    • Risk and cost review
    • Recovery planning for delayed or stalled projects

Travel, document review, reporting, consultant coordination, and specialized investigations may be quoted separately depending on the assignment.

    Construction and Project Delivery

Quoted following completion of the discovery phase

Once the discovery process is complete, WHC can prepare a project-specific proposal for the next phase.

Depending on the project, the delivery agreement may include:

    • Detailed preconstruction
    • Design and consultant coordination
    • Construction estimating
    • Procurement and tendering
    • Construction management
    • General contracting
    • Phased remediation or reconstruction
    • Project recovery and completion

Final pricing and contract structure depend on the confirmed scope, drawings, site conditions, consultant requirements, schedule, risk, procurement strategy, and construction-delivery model.

    Why Discovery Comes First

Special projects frequently involve unknown or incomplete conditions that cannot be responsibly priced from a short description or preliminary conversation.

    A structured discovery process helps:

    • Define the actual problem
    • Identify hidden risks
    • Establish the required consultant team
    • Clarify owner expectations
    • Develop a realistic construction scope
    • Improve preliminary budgeting
    • Reduce avoidable changes during construction
    • Determine whether the project is practical to proceed with

Published fees are preliminary starting points only. Final pricing depends on project complexity, site conditions, available documentation, required consultants, travel, reporting requirements, construction risks, and the confirmed scope of services.
