    Multi-Unit Development Services and Pricing

Multi-unit development requires coordinated analysis of zoning, construction cost, rents, operating expenses, financing, and long-term value before design and construction commitments are made.

    Preliminary Development Screening

    Starting from $3,500 plus HST

    May include:

    • Preliminary zoning and density review
    • High-level unit-count assessment
    • Preliminary construction-budget framework
    • Initial revenue and valuation review
    • Identification of major development risks

This early-stage review is intended to help determine whether a property or development concept warrants further investment in design, consulting, and approvals.

    Detailed Feasibility and Underwriting

    Starting from $7,500

The detailed feasibility process may include:

    • Development-program review
    • Preliminary unit mix and gross-floor-area analysis
    • Construction-cost planning
    • Revenue and rental assumptions
    • Operating-expense assumptions
    • Preliminary financing analysis
    • Development schedule
    • Risk and sensitivity analysis
    • Recommended next steps

Final fees depend on project size, available information, required consultants, development complexity, and the level of financial analysis requested.

    Multi-Unit Preconstruction Services

Starting from 1.5% of anticipated construction cost

Larger or more complex assignments may range up to approximately 3%, depending on design status, estimating requirements, municipal approvals, consultant coordination, procurement strategy, and project complexity.

    Preconstruction services may include:

    • Design-team coordination
    • Construction budgeting and cost planning
    • Value engineering
    • Constructability review
    • Permit and approval coordination
    • Project scheduling
    • Tendering and trade procurement
    • Cash-flow and draw planning
    • Financing-milestone coordination

Priced under a separate project-specific agreement

    • Site staffing requirements
    • Procurement strategy
    • Reporting obligations
    • Financing and lender requirements
    • Consultant coordination
